Who We Are and What We Do
Pixelcecho is a real estate agency based in Kakamega Town, serving buyers, sellers, landlords, tenants, investors, and developers across Kakamega County and the wider Western Kenya region. We handle property sales, rental placements, independent valuations, and strategic consulting. The firm was founded in 2017 by practitioners who observed that most property activity in the region was conducted informally, with limited documentation and significant title risk for all parties. We set out to offer something different: structured, evidence-based transactions managed by people who know the Kakamega land market in detail — its sub-locations, its pricing patterns, its planning constraints, and its title register quirks. That focus has not changed. We remain a small team by design, because small means every client file is handled by a senior person rather than passed down to a junior. Every transaction we accept is one we intend to complete properly.

How We Work and What We Value
Our working method is straightforward. When a client engages us, we begin with a written brief — what they need, on what timeline, and with what constraints. We then gather the relevant data: comparable transactions, title documents, planning records, physical inspections. We present our findings in writing before making any recommendation, and we do not proceed to market or negotiate until the client has confirmed the instruction in writing. This produces a paper trail that protects both parties. We operate in a slate-professional register that some clients initially find reserved; what they discover over the course of an engagement is that the restraint is intentional. We do not make claims we cannot support, and we do not avoid delivering news that is inconvenient. Across approximately 240 completed transactions since 2017, the clients who return to us consistently cite two things: that we told them the truth early, and that the process was calmer than they expected. We do not handle every type of property instruction — we do not manage development projects as a contractor, we do not provide legal title opinions, and we do not operate outside Western Kenya. Within our defined scope, we aim to be thorough, transparent, and precise.
