We do the groundwork so your tenancy starts on solid footing.

Rentals Managed From Listing to Handover

Finding a good tenant is only the first step. Pixelcecho manages rental placements for residential and commercial landlords in Kakamega by combining a vetted prospect database with structured reference-checking, lease preparation reviewed by a qualified advocate, and a formal key-handover procedure documented in writing. We work with landlords who own a single flat and with those managing a portfolio of eight or more units. The process is the same: thorough, quiet, and completed without disruption to your existing occupants or neighbours.

The Rental Process, Step by Step

From rent pricing to signed lease — a structured sequence with no gaps.

Rental Pricing Assessment

We benchmark your property against comparable lettings in the same Kakamega sub-area, accounting for condition, amenities, and current demand, so your rent is competitive rather than arbitrary.

Tenant Vetting

Employment verification, landlord references from at least two prior tenancies, and an affordability check against gross monthly income — applied consistently to every prospective tenant.

Lease Preparation

A Kenya-law-compliant tenancy agreement setting out rent, deposit terms, maintenance responsibilities, and permitted use — drafted to protect both parties clearly and fairly.

Handover Documentation

A written inventory and condition schedule signed by landlord and tenant at entry, reducing deposit disputes and providing a clear baseline when the tenancy ends.

“After two difficult tenancies I handled myself, I handed my Bukhungu estate property to Pixelcecho. The tenant they placed has now been in residence for two years without a single missed payment, and the lease they drafted has already resolved one maintenance dispute cleanly.”

We place tenants and structure leases — ongoing property management is a separate arrangement.

Scope of Our Rental Service

Pixelcecho's standard rental service concludes at handover. We do not provide day-to-day property management, rent collection, or maintenance contracting as part of our standard fee. Landlords who require full property management should discuss this separately; we can refer vetted local managers where appropriate. Rental commissions are transparent and agreed in writing before any marketing begins. We do not accept referral fees from tenants — our obligation runs entirely to the landlord client.
