“I was apprehensive about making the first contact, but Pixelcecho responded within a few hours with clear, practical information — no sales pressure and no follow-up calls unless I initiated them. That tone carried through the entire transaction.”

Frequently Asked Questions

Straightforward answers to the questions we receive most often.

How do you charge for your services?

Our fees vary by service type. Sales commissions are a percentage of the agreed transaction price, confirmed in writing before instruction. Valuation and consulting engagements carry a fixed fee agreed upfront. Rental placement fees are disclosed before marketing begins. We do not charge any fee until we have agreed the scope and you have confirmed the instruction.

Will my property be advertised publicly?

Only with your explicit consent. Many Pixelcecho clients prefer that their property not appear on general listing platforms. In such cases, we market exclusively through our vetted prospect database and professional network. The method is agreed with you before we begin.

Do you operate outside Kakamega?

Our primary market is Kakamega County and the adjacent Western Kenya counties. For enquiries significantly outside this area, we will tell you honestly whether we have the local data to advise effectively, rather than accepting an instruction we cannot service properly.

How long does a property sale typically take?

The Pixelcecho median from accepted offer to signed agreement is 14 days, provided title documents are in order. The period from instruction to accepted offer depends on the property type and current market demand — we give a candid forecast at the appraisal stage, not a guaranteed timeline.
