A number you can present to a bank, a court, or a buyer — with the evidence behind it.

Independent Valuations Grounded in Local Data

Pixelcecho produces formal written property valuation reports for residential stands, commercial premises, and agricultural land in Kakamega and the surrounding Western Kenya counties. Each report is prepared using documented comparable transactions, a physical site inspection, and a review of current planning and title status. Reports are delivered within five working days of the site visit and are formatted to satisfy the requirements of Kenyan commercial banks, probate courts, and county land offices. We do not provide verbal estimates or informal desktop appraisals — every engagement produces a signed, dated document.

When a Formal Valuation Is Required

Pixelcecho valuations are used for the following purposes, among others.

Mortgage & Financing

Banks and microfinance institutions operating in Western Kenya require an independent valuation before advancing funds secured against land or buildings. Our reports are accepted by major lenders active in the region.

Estate & Probate

When property forms part of a deceased estate, courts and family administrators need a current market value to support fair distribution or sale. We handle these sensitively and confidentially.

Pre-Sale Pricing

Sellers who want an independent benchmark before committing to an asking price commission a valuation separately from their agent instruction — a sound step that prevents underpricing or prolonged negotiations.

Dispute & Insurance

Boundary disputes, insurance reinstatement calculations, and compulsory acquisition matters all require a documented, defensible value opinion prepared by an identifiable professional.

Honest about what a valuation can and cannot guarantee.

Limitations You Should Understand

A valuation report reflects market conditions at the date of inspection; it is not a guarantee of the price a future buyer will pay. In a market where comparable transaction data is limited — as is sometimes the case in peri-urban Kakamega — our reports state the evidence base clearly and note where assumptions have been applied. We do not revise valuation figures at a client's request to match a desired outcome. If a financing lender's internal surveyor reaches a different figure, we are available to discuss our methodology, but we do not alter conclusions under commercial pressure.
